Application Minimum Qualification Criteria & Additional Information 

  • All occupants over 18 yrs old must complete the ONLINE rental application and are subject to all credit and criminal background screening.
  • Applications are processed in the order received.  Application fees are non refundable.  Application fees are paid online per anyone 18yrs and over.
  • Move in date cannot extend beyond 14 days from the time the application is submitted.  
  • Applicant(s) are required to physically inspect property, both interior and exterior, prior to submitting an application.
  • Incomplete applications will not be processed and are not considered received.  
  • Identification - All Applicants must present a valid driver’s license or other government issued photo identification.
  • Employment - All applicants must supply 6 months of stable, verifiable employment.  
  • Income - All applicants must supply verifiable proof of income such as pay stubs or personal bank statements over the last 6 months.
  • Income -  self employed must provide two years of  the front page of the two most recent IRS tax returns.
  • Corporate applications or business bank statements will not be considered.   
  • Rent to Income Ratio - Applicants must have income of at least 3x times the tenant paid rental income.  Guarantor’s income will not be accepted or considered.   
  • Guarantor's/Co-signers will not be accepted or considered.     
  • Credit Screening - An Applicant with an unsatisfactory credit report and/or with a credit  will be denied. 
  • Credit Screening - accounts in collections or past due may be grounds for denial.            
  • Bankruptcy, regardless of discharge,  will be grounds for denial.  
  • Any information is false or cannot be verified will be grounds for denial. 
  • Rental housing debt, evictions, or collections will result in automatic denial of application.  
  • All applicants must have at least 24 months of verifiable and positive residency history immediately preceding application.  
  • All persons 18 and over intending to reside in the home must qualify in each of the above categories with the exception of the household combined income may be used to satisfy the rent to income earning ratio.   
  • Home leased “as is” and owner/property manager will not make any modifications, improvements, additional cleaning, etc…
  • Notification of the acceptance or rejection of this Application will be  within 2 business days.
  • Applicant(s) must sign the lease and submit the move-in funds via certified funds (cashiers check or money order) within two (2) business days of approval.
